Pre-Engineered Metal Buildings

A pre-engineered metal building is a steel-framed structure manufactured to standard dimensions at an American steel plant and shipped flat to your site for assembly. Unlike custom-engineered buildings that take 8 to 16 weeks of design review before fabrication starts, pre-engineered metal buildings use library-standard frames that are already stress-tested, code-stamped, and ready to ship within 3 to 8 weeks of order.

Bulldog Steel Structures sells pre-engineered metal buildings in widths from 12 ft to 60 ft (larger clear-span available on quote), lengths starting at 21 ft, and heights from 8 ft to 20 ft. Every build ships with free delivery, professional installation, engineered drawings stamped to your county code, and the full Bulldog 20-year rust-through frame warranty.

Pre-Engineered Means Pre-Approved

The frames are already stress-tested and code-stamped before you order, which cuts weeks off your permit timeline and eliminates design iterations with an engineer.

Lower Cost Per Square Foot

A pre-engineered metal building costs 30 to 50 percent less per sq ft than a custom-engineered building of the same size because the manufacturer produces hundreds of identical frames per week.

Faster Delivery and Install

Pre-engineered metal buildings ship within 3 to 8 weeks of order, compared to 8 to 16 weeks for custom builds. On-site install takes 1 to 7 days depending on size.

Scales With Your Needs

Standard sizes range from a 12 ft x 21 ft workshop to a 60 ft x 100 ft commercial building. If you later need a non-standard dimension, Bulldog can semi-custom engineer the next size up.

What is a Pre-Engineered Metal Building?

Pre-engineered (PEMB)

A pre-engineered metal building (PEMB) is a steel structure designed, engineered, and manufactured from a library of standard frame components that have been pre-approved to meet building codes for wind, snow, and seismic loads. The entire design and engineering work is done once at the factory, then the identical frame is produced thousands of times for buyers across the country.

Custom-engineered / stick-built

This is the opposite of a custom-engineered or stick-built metal building, where each project goes through its own structural engineering review, custom shop drawings, and bespoke fabrication. For buyers who do not need a non-standard size or specialty feature, pre-engineered is the fastest, most affordable path to a durable steel building.

How pre-engineered buildings get built

  1. 1

    Design library.

Manufacturer maintains a library of pre-engineered frames in standard widths (12, 20, 24, 30, 40, 50, 60 ft), lengths (every 5 ft from 21 ft up), and eave heights (every 1 ft from 8 to 20 ft).

  2. 2

    Pre-stamped drawings.

Each library frame has engineered drawings already stamped by a licensed professional engineer for every wind speed and snow load category in the US.

  3. 3

    Order and manufacture.

You pick your dimensions, color, roof style, and options. The order routes to a production line that fabricates the frame components in a few days.

  4. 4

    Flat-pack ship.

All components ship flat on 1 to 4 flatbed trucks depending on building size.

  5. 5

    On-site assembly.

A factory-trained crew bolts the structure together on your pad in 1 to 7 days.

Pre-Engineered vs Custom vs Prefab Metal Buildings: What is the Difference?

The three terms get used interchangeably but mean different things in the metal building industry. Understanding the distinction helps you pick the right building for your project and your budget.

Why Bulldog recommends pre-engineered for 70% of residential buyers

The vast majority of residential and small commercial projects fit a standard pre-engineered size. If you can fit your vehicles, equipment, or workspace into a stock width (12, 20, 24, 30, 40, 50, or 60 ft), pre-engineered saves you 30 to 50 percent compared to a custom-engineered build with no compromise on durability or warranty.

Types of Pre-Engineered Metal Buildings

Pre-engineered metal buildings serve seven primary categories. Each has its own standard dimensions, feature set, and typical price range.

Pre-engineered steel garages

1-car, 2-car, 3-car, and larger metal garages built on pre-engineered frames. Standard sizes 20 ft to 40 ft wide. Includes roll-up vehicle doors, walk-in doors, optional windows, and insulation. Most popular prefab metal building category.

Pre-engineered steel carports

Open-sided and partially enclosed steel shelters for vehicles, RVs, boats, and equipment. Standard widths 12 ft to 24 ft. Lowest price point of all pre-engineered buildings because no wall panels or doors.

Prefabricated steel RV covers

Oversized pre-engineered shelters for RVs, 5th wheels, travel trailers, and motor homes. Standard widths 18 ft to 24 ft with 12 ft to 15 ft eave heights for taller rigs.

Prefabricated metal barns

Pre-engineered agricultural buildings for hay storage, horse shelter, equipment protection, and livestock. Standard sizes 24 ft to 60 ft wide. Often configured as a center-aisle barn with lean-to shelters on each side.

Pre-engineered metal workshops

Custom metal workshop builds on pre-engineered frames, typically 24 ft to 40 ft wide with 12 ft to 14 ft legs for lift bays. Add insulation, electrical rough-in points, and bench-grade wall panels.

Commercial pre-engineered metal buildings

Light commercial warehouses, retail buildings, and office spaces using pre-engineered frames up to 60 ft wide. Standard sizes handle most small-to-mid business operations without the premium cost of fully custom engineering.

Pre-engineered metal homes (barndominium shell)

Pre-engineered frames used as the structural shell for barndominium-style homes. Standard sizes 30 ft to 60 ft wide. Bulldog provides the exterior shell; interior finishing is handled by local general contractors.

Roof Styles for Pre-Engineered Metal Buildings

Three roof styles are available on pre-engineered metal buildings. Vertical is the most popular and the only option for buildings above 24 ft of width.

Recommended

Vertical roof

Vertical roof panels run from the ridge to the eaves with a factory-installed ridge cap. Water, snow, and debris slide off cleanly. The only roof style engineered for snow country and the only option for widths above 24 ft.

Mid-tier

A-frame boxed eave

Sharp peak with horizontal panels on both sides. Good value for dry to moderate climates up to 24 ft of width. More finished look than regular roof.

Small buildings, mild climates

Regular roof

Horizontal panels that curve down at the eaves. Lowest price. Only available on buildings under 24 ft wide in dry regions.

Foundation Requirements for Pre-Engineered Metal Buildings

Pre-engineered metal buildings can be installed on concrete, asphalt, compacted gravel, or soil. The right foundation depends on building size, use case, and local building code.

Recommended for enclosed buildings

Concrete slab

A 4 to 6-inch reinforced concrete slab is standard for any enclosed garage, workshop, or commercial building. For commercial buildings 40 ft wide and up, slab thickness and rebar spacing should be engineered to the specific building load.

Carports & open-sided buildings

Compacted gravel pad

4 to 6 inches of compacted gravel over proof-rolled sub-base. Acceptable for carports, RV covers, hay storage, and other open-sided buildings. NOT recommended for enclosed structures with wall panels.

Middle ground for lighter use

Asphalt pad

A 4-inch asphalt pad handles light vehicle traffic. Good fit when concrete is cost-prohibitive but gravel is not clean enough. Expect some rutting over 5 to 10 years.

Wind, Snow, and Seismic Engineering

Every Bulldog pre-engineered metal building is certified to the specific wind speed, snow load, and seismic zone of the county where it will be installed. The certified drawings are what gets your permit approved.

Wind load

90 mph standard

Standard rating is 90 mph. Hurricane zones (Atlantic coast, Gulf coast) require 130 mph to 170 mph with reinforced gable ends and additional bracing. Tornado-prone counties often add bracing even where code does not require it.

Snow load

20 psf standard

Standard snow load is 20 psf. Northern Midwest, Northeast, and Mountain West counties require 30 psf to 60 psf, which means reinforced trusses and reduced truss spacing. Pre-engineered libraries include frames pre-rated for every snow load category.

Seismic

Included in drawings

California and Pacific Northwest counties with higher seismic design categories require continuous perimeter footings and oversized wedge anchors. Included in the certified drawings.

Lead Time and Install Timeline

Pre-engineered metal buildings are the fastest path from signed order to finished structure. Most residential-size builds complete in 3 to 6 weeks of order, with commercial-size builds taking up to 8 weeks.

  1. 1

    Week 1

Order signed. Deposit processed. Engineered drawings pulled from library and routed to you for permit submission.

  2. 2

    Weeks 1-2

You file for your local permit. Residential review runs 1-3 weeks, commercial runs 2-6 weeks. Bulldog manufactures the frame components during this time.

  3. 3

    Weeks 2-4

Frame fabrication at the American manufacturing plant.

  4. 4

    Weeks 4-6

Delivery scheduled and components shipped on flatbed trucks (1 to 4 trucks depending on size).

  5. 5

    Install Days 1-7

Factory-trained crew erects the structure. Residential 1-3 days, commercial 3-7 days.

Do I Need a Permit for a Pre-Engineered Metal Building?

In most cases, yes. Permit requirements vary by county and zoning. Pre-engineered metal buildings have a timeline advantage here because the engineered drawings are already stamped and recognized by most county permit offices. You file the drawings as-is instead of waiting on custom engineering.

Frequently Asked Questions

1. What is a pre-engineered metal building?+

A pre-engineered metal building (PEMB) is a steel-framed structure built from standardized frame components that have been pre-approved for wind, snow, and seismic codes. The engineering is done once at the factory, then the identical frame is produced in volume for buyers nationwide. This cuts both the lead time and the price compared to custom-engineered buildings.

2. What is the difference between pre-engineered, prefab, and custom metal buildings?+

Prefab is any factory-built, flat-packed building that bolts together on site. Pre-engineered is a prefab metal building using code-stamped library frames in standard sizes. Semi-custom uses pre-engineered base components in non-standard dimensions. Custom is fully engineered from scratch for clear spans above 60 ft or specialty uses. Pre-engineered is the fastest and most affordable path for standard projects.

3. How much does a pre-engineered metal building cost?+

Pre-engineered metal building prices start at $7,500 for a 12 ft x 21 ft workshop and run up to $150,000+ for a 50 ft x 100 ft commercial warehouse. A 24 ft x 40 ft insulated garage with two roll-up doors starts under $16,000. Every price includes free delivery and professional installation.

4. What sizes are available for pre-engineered metal buildings?+

Standard widths are 12, 18, 20, 24, 30, 40, 50, and 60 ft. Lengths start at 21 ft and increase in 5 ft increments. Eave heights run from 8 ft to 20 ft in 1 ft increments. Larger clear-span buildings above 60 ft of width are quoted as fully custom builds.

5. How much faster is a pre-engineered building than a custom build?+

Pre-engineered metal buildings ship within 3 to 8 weeks of order, compared to 8 to 16 weeks for custom builds. The time savings come from skipping the custom engineering review (saves 2-4 weeks) and using pre-approved library drawings that permit offices recognize quickly (saves 1-2 more weeks).

6. Can a pre-engineered metal building be customized?+

Yes. The frame dimensions are fixed to standard sizes, but you can choose color, roof style, framing gauge (14 or 12), wall enclosure level, door and window placement, insulation level, and interior finish. If you need a non-standard width or specialty feature beyond the standard options, step up to a semi-custom build.

7. What foundation do I need for a pre-engineered metal building?+

For an enclosed garage, workshop, or commercial building, a 4 to 6 inch reinforced concrete slab is the standard. Carports and open-sided buildings can go on compacted gravel. Asphalt is a middle ground for lighter use. Direct soil install is only acceptable for open-sided carports with mobile home anchors.

8. Do I need a permit for a pre-engineered metal building?+

In most cases, yes. Residential projects usually take 1-3 weeks of permit review, commercial takes 2-6 weeks. Pre-engineered buildings have an advantage here because the engineered drawings are already stamped and recognized by most county permit offices. Bulldog provides the drawings as part of every order.

9. What is the warranty on a pre-engineered metal building?+

Every Bulldog pre-engineered metal building is backed by a 20-year rust-through warranty on the galvanized steel frame, a 10-year warranty on the painted roof and wall panels, and a 1-year workmanship warranty on the installation. Actual service life of a properly maintained steel building is 40 to 60 years.

10. Can I buy a pre-engineered metal building with no credit check?+

Yes. Rent-to-own programs are available on buildings up to $25,000 with terms of 24, 36, or 48 months, low monthly payments, and no credit check. No early payoff penalty. For larger commercial buildings, traditional installment financing with credit review is available.

11. How long does it take to install a pre-engineered metal building?+

On-site install takes 1 to 3 days for residential buildings (garages, workshops, small barns) and 3 to 7 days for commercial buildings (warehouses, large shops, clear-span structures). The install crew arrives on 1 to 4 flatbed trucks depending on building size and completes the structure with telehandler or small crane assistance.

Delivering and Installing Throughout the United States

Bulldog Steel Structures delivers and installs pre-engineered metal buildings across most of the continental United States. Free delivery is included for standard service zones. Install crew arrives on 1 to 4 flatbed trucks depending on building size and completes most residential builds in 1 to 3 days.

Have had nothing but a positive experience with Bulldog! Bryan was super helpful and still is after our install! He still responds super prompt and helpful. No complaints about our structure, as it looks amazing! Installers did a great job and picked up very nicely after they were done. Highly recommend!!

Kristie S.

I have now had my building in place for 3 months and I want to say that the whole team at Bulldog was very helpful throughout the entire process. My salesperson, Matthew, was extremely responsive. He was very helpful with the design phase, where we went back and forth with 3-4 different designs before settling on the perfect one. He always got back to me right away when I had a question. Although the delivery was delayed, understandable with the pandemic, he helped interface with Carolina Carports when I had delivery questions. So far I have no issues with the completed building. No leaks and all the doors are functioning perfectly. I would highly recommend using Bulldog for all your metal building needs.

Mike W.

Frank Rangel was very helpful and respectful. Also very understanding. I was pouring a concrete driveway and trying to put my down payment down. I may of got a little frustrated in the middle of it all. I could see the smile on Frank`s face the whole time! Thank you sir!

Jason M.

This is my second building from bulldog and I`m buying the same building , just different colors. They are great buildings that are strong and economical.

Put up a RV cover for me on a concrete pad. Turned out great and the guys cleaned up after the work. Very satisfied. Would recommend these people.

Dan and Linda I.

I love my “She Shop.” It was amazingly easy. I sent an email, made 2 phones calls and it was done. The installation went even easier. Three guys showed up one day and finished the next. They were polite and cleaned up after themselves. My husband’s friends are all very impressed with the construction and materials used but were amazed at the reasonable price. I could not be more pleased. Thank you

DTheressa J.

I visited their website and used the 3D estimator and was able to see my building with doors, window placements, colors, and overall look. When you add or change any feature, including size, you can immediately see the result and change in price (if any). You can rotate the structure to see the overall look and framework. Once I placed my order, it was quickly and efficiently handled and the cost was lower than the estimate on the website The installers showed up early one morning and by noon the next day they had completed the structure. Everyone that comes by remarks on how nice it looks. I am very pleased with every aspect from ordering to installation.
