● Quick Answer
The right payment method depends on your credit, cash reserves, and timeline. Here’s the one-line answer for each buyer type:
Total cost ranking (lowest to highest):
Bulldog Steel Structures offers all three payment methods. Call 888-551-2156 to discuss which fits your situation.
The payment method you choose for a metal building has a bigger impact than most buyers realize. Over the life of a $12,000 metal garage, the difference between cash and rent-to-own can be $4,000-$6,000. The difference between financing and rent-to-own is $2,000-$3,500. But cheapest total cost isn’t always the smartest choice — speed of approval, credit score impact, and down payment requirements matter just as much as the final dollar figure.
Here’s a quick breakdown of what each payment method optimizes for, and the tradeoffs you’re accepting with each choice.
| Payment Method | Best For | Trade-off Accepted |
|---|---|---|
| Cash | Buyers who have the money + want lowest cost | Depletes savings; opportunity cost of lost investment returns |
| Bank financing | Buyers with 680+ credit who want middle-ground cost | Credit check required; 10-20% down payment; approval takes 1-2 weeks |
| Rent-to-own | Buyers who need no credit check + fast approval | Pays 40-60% more over the full term; building owned by provider until final payment |

Before comparing costs, understanding how each method actually works makes the decision much clearer. All three can get you the same metal building — they just structure the payment differently.
You pay the full purchase price (building + delivery + installation) in one or two installments. Most sellers require 10-50% at order placement and the remainder before or at delivery. The building is 100% yours from day one. No contract, no monthly obligation, no interest, no credit check. This is the simplest and cheapest method — but requires $5,000-$30,000+ in available cash depending on the building size.
You apply to a bank, credit union, or specialty metal building lender. If approved (requires 680+ credit score for best rates), the lender pays the seller in full and you pay the lender back over 3-15 years at a fixed or variable interest rate. The building is yours immediately but the lender holds a lien until the loan is paid off. Current rates in 2026 for metal building financing typically run 7-13% APR depending on credit and loan length. Down payment is usually 10-20% of the purchase price.
You sign a rental agreement with the metal building provider. Each monthly payment includes a rental portion and a buy-out portion. At the end of the agreed term (24, 36, 48, or 60 months), ownership transfers to you. During the contract, the provider legally owns the building — but you have full use of it from the moment it’s installed. No credit check, no bank, no large down payment. Initial payment is typically 1-2 months of the monthly rate.
Here’s what each payment method actually costs for the same $12,000 metal garage, using 2026 average rates and typical terms. Numbers rounded for clarity. Your actual figures will vary by credit, lender, and specific rent-to-own provider — ask for a quote with real numbers before deciding.
| Payment Method | Down Payment | Monthly Payment | Term | Total Paid |
|---|---|---|---|---|
| Cash | $12,000 at order | N/A | Paid in full | $12,000 |
| Bank financing — 36 months, 9% APR | $1,200 (10%) | $343/month | 36 months | $13,548 |
| Bank financing — 60 months, 10% APR | $1,200 (10%) | $229/month | 60 months | $14,940 |
| Rent-to-own — 24 months | ~$620 (1 month) | $620/month | 24 months | $14,880 |
| Rent-to-own — 36 months | ~$485 (1 month) | $485/month | 36 months | $17,460 |
| Rent-to-own — 48 months | ~$400 (1 month) | $400/month | 48 months | $19,200 |
| Rent-to-own — 60 months | ~$340 (1 month) | $340/month | 60 months | $20,400 |
The hidden rent-to-own benefit most buyers miss:
Rent-to-own contracts almost always allow early payoff with no penalty. If you plan to rent-to-own for 60 months but pay off at month 24 when your financial situation improves, you only pay the remaining buy-out balance — not all 60 months of payments. This flexibility is why many savvy buyers choose rent-to-own even when they could qualify for financing — they get the no-credit-check security plus the option to pay off early if income grows.
Instead of asking "which is cheapest," the smarter question is "which fits my situation." Here are the buyer profiles we see most often, and the right payment method for each.
| Buyer Profile | Best Payment Method | Why |
|---|---|---|
| Retiree with savings, no interest in payments | Cash | Lowest total cost, no monthly obligation; retirement income doesn’t support new payments |
| Business owner with good credit, prefers to keep cash liquid | Financing (short-term) | Keeps cash available for business operations; low interest rate at 680+ credit |
| Homeowner with 700+ credit buying personal workshop | Financing (36-60 month) | Lowest interest cost; builds credit history; manageable monthly payment |
| Buyer with credit score under 650 or no credit history | Rent-to-own | Bank financing not available; RTO approves anyone with the initial payment |
| Buyer who needs the building immediately (storm damage, incoming season) | Rent-to-own | Fastest approval (minutes vs weeks); building ships without bank delays |
| Buyer who had a bankruptcy or foreclosure in last 7 years | Rent-to-own | Most banks won’t finance; RTO doesn’t check credit history |
| Farmer or self-employed with inconsistent income documentation | Rent-to-own | Banks require 2 years of tax returns; RTO doesn’t |
| Buyer with cash but wants to invest it instead of spending it | Financing or RTO | If investment returns exceed loan interest rate, financing wins on net worth |
The sticker price of a payment method tells only part of the story. Three real costs don’t show up on any comparison chart — but they can tip the decision for some buyers.
Applying for metal building financing triggers a hard credit inquiry, which drops your credit score 5-10 points temporarily and stays on your report for 2 years. If you’re planning to buy a house, car, or refinance within 24 months, that hit matters. Rent-to-own and cash don’t impact credit at all. If you’re inside a 2-year window of another major purchase, prefer rent-to-own or cash even if financing is technically cheaper.
Financing requires you to carry full property insurance from day one, with the lender listed as additional insured. Rent-to-own may require insurance (varies by provider) but the provider often has blanket coverage you can add to for less than individual insurance. Cash buyers can self-insure or carry minimum coverage. Over 5 years, insurance can add $500-$2,500 to the true total cost depending on provider and policy.
If you pay $12,000 cash for a metal building, that’s $12,000 you can’t invest. At a typical 7% stock market return over 5 years, that $12,000 would grow to about $16,840 — meaning you lose roughly $4,840 in opportunity cost. If you finance at 9% instead, you pay about $1,548 extra in interest but keep the $12,000 invested — a net gain of about $3,292 over 5 years. For buyers with disciplined investment habits, financing can actually be cheaper than cash on a net basis.
Beyond total cost, three operational factors often decide which payment method wins: how fast you can get the building, what it does to your credit, and how flexible the contract is.
| Factor | Cash | Bank Financing | Rent-to-Own |
|---|---|---|---|
| Approval time | Instant (no approval needed) | 1-2 weeks (application + underwriting) | Minutes (initial payment only) |
| Credit check required? | No | Yes (hard inquiry) | No |
| Minimum credit score needed | N/A | 680+ for best rates | None |
| Down payment required | 100% at order | 10-20% typical | 1-2 months (~2-4% of total) |
| Impact on credit score | None | Short-term 5-10 point drop; builds credit over time if paid on time | None (RTO payments usually not reported) |
| Documentation required | ID + payment | Tax returns, pay stubs, bank statements, credit app | ID + initial payment only |
| Can you pay off early? | N/A | Usually yes (sometimes with prepayment penalty) | Yes — typically no penalty |
| What happens if you can’t pay? | N/A | Lender can repossess; damages credit | Provider can retrieve building; prior payments forfeited; no credit impact |
| Lien on the building? | No | Yes — lender holds lien until paid off | N/A — provider owns the building until final payment |
Cash is cheapest on total paid (just the purchase price). Bank financing is second cheapest, typically 15-30% more than cash depending on term and interest rate. Rent-to-own is the most expensive on total paid, typically 40-60% more than cash. However, cash isn’t always the smartest financial choice — if the money could earn more invested than you’d pay in financing interest, financing can win on net basis.
Yes, through rent-to-own. Bulldog Steel Structures and most other metal building providers offer rent-to-own with no credit check — approval is based on your initial payment (typically 1-2 months of the monthly rate) and verified delivery address only. Bank financing always requires a credit check with a minimum score of 680+ for best rates. Paying cash obviously requires no credit check.
Bank and lender financing for metal buildings typically ranges from 36 months (3 years) to 180 months (15 years). The most common terms are 60 months (5 years) and 84 months (7 years). Longer terms lower the monthly payment but increase total interest paid. Rent-to-own terms are shorter: 24, 36, 48, or 60 months only.
Most banks and metal building lenders require a credit score of 680+ for approval, with the best interest rates reserved for 720+. Credit scores between 620-679 may qualify with higher interest rates and larger down payments. Below 620, bank financing is typically unavailable — rent-to-own becomes the practical path to building ownership.
Yes, on nearly all rent-to-own metal building contracts. Early payoff typically has no prepayment penalty — you pay the remaining buy-out balance and take ownership immediately. This flexibility is one of rent-to-own’s biggest advantages: you can start with a long term (lower monthly payment) and pay off early when your financial situation improves.
Rent-to-own down payments are small compared to financing. Most providers (including Bulldog Steel Structures) require 1-2 months of the monthly payment as the initial payment. On a $500/month rent-to-own contract, that’s $500-$1,000 at order — vs 10-20% ($1,200-$2,400) for bank financing on the same $12,000 building.
Yes, but it requires paying off the rent-to-own early (which triggers the buy-out balance), then financing that balance through a lender. This is unusual but can make sense if your credit improves significantly during the rent-to-own term and you want to lower your effective interest cost. Call your rent-to-own provider for the exact payoff process.
Yes, several categories of lenders finance metal buildings: traditional banks (usually require 700+ credit and higher down payments), credit unions (often more flexible than banks), specialty metal building lenders (easier approval, higher rates), and personal loan providers (unsecured — highest rates but fastest approval). Bulldog Steel Structures can refer you to multiple financing partners when you request a quote.
Missed payment policies vary by provider, but typically a late fee applies after a grace period of 10-15 days. If payments remain unpaid for 60-90 days, the provider may retrieve the building. Any payments made up to that point are generally forfeited as rental fees. Important: rent-to-own payments usually aren’t reported to credit bureaus, so missed payments don’t hurt your credit — but you also don’t build credit history through rent-to-own.
For most providers, no — rent-to-own contracts are typically not reported to credit bureaus. This has two implications: on-time payments won’t build your credit (unlike bank financing, which does), but missed payments also won’t hurt your credit. If building credit is a priority, bank financing is the better choice. If protecting existing credit from any risk is the priority, rent-to-own is safer.
Yes, and most providers require you to carry basic property insurance during the rent-to-own term. Insurance can usually be added to your existing homeowner’s or farm policy for a small premium increase. Some rent-to-own providers offer blanket insurance you can add to for less than individual coverage — ask about this option when signing the contract.
Rent-to-own is available in most US states, but a few have specific regulations that limit or modify rent-to-own availability. Bulldog Steel Structures confirms rent-to-own availability by ZIP code at quote request. If your state has restrictions, financing or cash remain available.
Yes, you can include every customization in the rent-to-own contract — enclosed sides, insulation, roll-up doors, windows, color upgrades, lean-tos, extended height, hurricane strap kits. The monthly payment scales with the total build price, but every option available for cash purchase is also available for rent-to-own.
No single payment method is universally best — the right choice depends on your credit, cash reserves, timeline, and risk tolerance. Here’s the honest 10-second summary:

I'm really happy with the way my building turned out! Due to living in city limits I had to make changes to my original plan but working with Bryan made it easy. He was great to work with!
Bulldog Steel Structures is fantastic. We had a 24'x40' garage built with two 10' garage doors, an entry door, two windows and fully insulated for under $16,000. The whole experience was so easy. Our salesman was Bryan Valadez. Bryan was so helpful and was easily available to answer my questions. Rebekah Aldridge handled all the documents and signing of them. The whole process was great. The building is well constructed and the crew that erected it were courteous and cleaned the worksite afterwords thoroughly. They did an excellent job in a time efficient period. Our experience with Bulldog Steel Structures was just great and we highly recommend them.
I'm in early stages, just put deposit on building. I reviewed about 10 quotes and worked with many vendors in the space to assess. Constance from Bulldog Steel Structures made the experience fabulous and was key in our decision making. It's so refreshing to see a company like this have such outstanding client facing service. We are excited and huge shout out to Constance and the team. Bravo!
I have purchased two structures/buildings from them and have been greatly satisfied. From "idea to implementation" it has gone smoothly. I love the idea of having one single point of contact (Noah) for any questions or concerns. The install crew comes in and gets right to work and the quality is the best I have seen. Highly Recommend!
I worked with Bryan Valadez in putting together my bids for a 2000 SF shop/garage. He was great to work with, very quick to respond and answered all my questions and concerns during several very thorough conversations regarding my project. I recommend you give Bulldog a shot when searching for your next building, their pricing was very good compared with some of the others, and they just seemed to have it very together for their process. Great Job, thanks Bryan. Jason
Showed up on time and excellent quality. Could not be more pleased with the results!
I called and spoke to Bryan. With some back and forth he helped me finalize the design (40x100 foot print). I placed my order and had to wait for my King County building permit to be issued. Once the slab was completed the installation team arrived with all the pieces. They got right to work and the building was completed in 8 days !!! I would highly recommend Bryan and Bulldog to any one :) Many thanks john in the pacific northwest
Great company to do business with. Would recommend them to others.
Great to deal with. Building went up with no problems.
I had a great experience with Bulldog Steel Buildings. The representatives were able to help me move from the online design to an actual building design to meet my goals. They set up the delivery and installation which turned out great. Installation was scheduled quickly after the foundation was done; and the building was completed within 2 days. Pricing was reasonable, and I'm very pleased with my new building.
Bryan was great- honest, helpful, responsive and knowledgeable. I will call him if I ever need another steel building
This company is the real deal. They go over and beyond to satisfy their customers. It is a joy to work with them. They are very knowledgeable and efficient. I looked forward to finishing my project with them.
Humberto was very responsive and it was a pleasure to work with. He went above and beyond to get delivery scheduled as soon as possible for our 30x50 building. Great company to work with.
Hey folks - these people at Bulldog are real. Noah helped me all the way through - extremely patient and knowledgeable. He answers most often and when he doesn't it's easy to get another HUMAN to speak with. I looked at several companies for this project - I settled on the right one. If you wind up doing business with Brian - you're in luck there to. Outstanding work - worthy of trust.
I purchased a 26x32 Garage from Bulldog Steel Structures they had it finished in two days. It looks really nice and the install crew was great. I’m thinking of getting another building and I will definitely contact Bryan Valadez again at Bulldog.
Great experience from start to finish. The sales process was easy and Casey helped me revise my plans several times to get the right building for my needs. Communication was excellent! The build crew was on time, friendly and professional. Beto took the time to understand what cutouts I needed and why I needed them in the sizes planned. Exceptional work. Highly recommend. Thank you!
I would recommend Bulldog Steel Structures highly. They are very professional and accommodating. Want to give special thanks to Randall Hall and also matt preslar. They were very accommodating and helping me fill out paperwork and handling things when a timely basis. The building we were very satisfied with and the installers also were very polite and had things done on a timely basis. Thanks again Randall and Matt you`ve got my five star rating
Bulldog has been great to work with. They explained everything from beginning to end. I live in the mountains of New Mexico and the staff made sure that my garage had the right support needed for this area of the country. I would highly recommend them for anyone building a new carport or gaeage!
Good design tool on their website. Great customer service.
Have had nothing but a positive experience with Bulldog! Bryan was super helpful and still is after our install! He still responds super prompt and helpful. No complaints about our structure, as it looks amazing! Installers did a great job and picked up very nicely after they were done. Highly recommend!!
I have now had my building in place for 3 months and I want to say that the whole team at Bulldog was very helpful throughout the entire process. My salesperson, Matthew, was extremely responsive. He was very helpful with the design phase, where we went back and forth with 3-4 different designs before settling on the perfect one. He always got back to me right away when I had a question. Although the delivery was delayed, understandable with the pandemic, he helped interface with Carolina Carports when I had delivery questions. So far I have no issues with the completed building. No leaks and all the doors are functioning perfectly. I would highly recommend using Bulldog for all your metal building needs.
Frank Rangel was very helpful and respectful. Also very understanding. I was pouring a concrete driveway and trying to put my down payment down. I may of got a little frustrated in the middle of it all. I could see the smile on Frank`s face the whole time! Thank you sir!
This is my second building from bulldog and I`m buying the same building , just different colors. They are great buildings that are strong and economical.
Excellent customer service during my order process, answered all my questions and they were very patient.
The website was very flexible and helped me customize my carport. The Bulldog staff was very prompt and helpful throughout the process.
Put up a RV cover for me on a concrete pad. Turned out great and the guys cleaned up after the work. Very satisfied. Would recommend these people.
I love my “She Shop.” It was amazingly easy. I sent an email, made 2 phones calls and it was done. The installation went even easier. Three guys showed up one day and finished the next. They were polite and cleaned up after themselves. My husband’s friends are all very impressed with the construction and materials used but were amazed at the reasonable price. I could not be more pleased. Thank you
I visited their website and used the 3D estimator and was able to see my building with doors, window placements, colors, and overall look. When you add or change any feature, including size, you can immediately see the result and change in price (if any). You can rotate the structure to see the overall look and framework. Once I placed my order, it was quickly and efficiently handled and the cost was lower than the estimate on the website The installers showed up early one morning and by noon the next day they had completed the structure. Everyone that comes by remarks on how nice it looks. I am very pleased with every aspect from ordering to installation.
Bulldog’s metal barns, garages, and carports are available for delivery and installation in most of the U.S. Whether you’re a homeowner in Maine, a rancher in Texas, or a small business owner in California, you’ll get to-your-door delivery and professional installation, so your building will be sturdy and reliable for years to come.
